Plan Search: Finding the right home for you

At Phoenix it’s easy to find the floor plan that fits your lifestyle. By viewing our floor plans, located within this website, you can narrow down your home selection by Ranch, Cape Cod, T-Ranch, or Two-Story styles. We offer a wide range of square footage, elevations, design styles and specialty homes.

Our Home Centers are like a year-round parade of homes. There, you’ll get to meet your building team, who will show you homes that meet your needs and lifestyle, give you an overview of the building process, show you our competitive advantages, and help you select the home of your dreams.

Our Home Centers span across Central and Western North Carolina, Coastal South Carolina and Southern Virginia. Typically we build within a reasonable radius around these locations. If you haven’t found a home site yet, don’t worry, we have valuable relationships with the real estate community, as well as own property in many of our building areas and we will be happy to find the perfect lot for your home.

Customizing Your Plan

Now that you have decided on a plan for you and your family, you may decide there are some changes or customization still needed to make it right for you. That is the beauty of designing a custom home, having it your way. You can choose from a variety of colors, countertops, floor coverings, appliances, baths, family rooms, exteriors and interiors.

Quoting a Home Price

How much will it cost? Now that you have the perfect plan, you need the perfect price. We’ll sit down with you after our Construction Coordinator has visited your site, evaluated the property, acquired bids from our licensed, insured and bonded contractors, and give you a detailed price quote, itemizing all your options and custom features so you know where your money is spent.

Finalizing a Contract

Completing your paperwork will be a breeze, we’ll get your Purchase Agreement and all of your paperwork ready.

First Step: Complete Purchase Agreement
1 Week after signing: Complete your homes site inspections
4 Weeks after signing: Once your financing has been secured, your home is ordered and the land
construction/development is underway.

Obtaining Financing

Financing your Home: Whether you want to combine your lot purchase and your new home into one loan, or you want to use the equity in your lot for your down payment, your lender will be happy to structure your loan tailored to your specific needs.

Home Site Selection & Preparation

How will your home be positioned on your lot? What trees will need to be cleared? At your home site inspection, your personal construction coordinator – the person you’ll be working with throughout the construction – will meet you on site to answer these and any other questions you many have regarding your home site. All final details will be reviewed related to your new home.building

Construction Begins

This is the exciting part, beginning the construction of your home.

Your home is computer engineered to meet all national, state and local building standards. As with the traditional building methods a factory built home starts with its framework. Your home with typically is built with 20% to 30% more material in the framing to insure a safe and secure home. Most factories glue as well as nail or screw the components of the home together for a more sold assembly. Your home is being built in a controlled environment using high quality materials. They are precision engineered for a lifetime of trouble free structural durability. Quality Control is maintained by constant inspection throughout the construction process.

In building your home, great detail is given to the layout and strength of the floor, since this is what will carry the weight of the rest of the home. After the floor joist and sub-flooring are in place, the wall panels are put in place. The wall panels will already have the sheet rock on the inside and placed in well-insulated wall studs. The electric and plumbing can then is installed. After the wiring and piping is done, all nooks, crannies and crevices are sealed with insulation.

Next come the exterior sheathing, roofing and finished siding. Somewhere in the mist of all this the windows and doors, bath and kitchen fixtures, carpets, cabinets and heating units are installed. The completed product is wrapped with a protective material for shipping and sent on its way to you.

Site work has been scheduled to complete by the time your home is ready for shipment from the factory. The excavation must be cleared to the exact depth required for the type of foundation you have selected. Next the footings must be placed and the foundation wall erected.

Exact measurements are one of the most important factors at this stage. Care must also be taken at this time to insure that provisions are made for the installation of utilities such as electric, water and waste disposal. Schedules must be made to accommodate the time needed by each of the trades to complete their preliminary work.

When the big day arrives, the modules are delivered by trailer and placed on your foundation. Once your home is set, any and all inspections are completed.

We believe the key to any strong relationship is communication, and lots of it. So you can expect to hear from your personal construction coordinator on a regular basis throughout the process along with your Registered Housing Specialist. You’ll even have their cell phone number in case you have any questions. And, in order to ensure everything is in proper working order at each phase of construction, we conduct our own quality control inspections. You’ll be informed every step of the way of the move in date so you’ll know when you can begin enjoying your new home.

Home Inspection/Walk Through

Your personal construction coordinator and Registered Housing Specialist will accompany you on a final inspection to ensure every detail of your new home lives up to the same high standards of quality and service as we promised. Your Coordinator will discuss operating and maintenance procedures for all systems in your home, so your questions are answered before you even more in.

Every Phoenix Housing Home is backed by a 5-year warranty, the first year is backed by your manufactured and the extended four-year warranty was furnished by Phoenix Housing Group.
